Your first concern was regarding discrimination.If by 'first come, first served' you mean (and say)  "first qualified tenant ready willing and able to enter into an agreement, with all required documentation and certified funds will be first", you are in the clear, and shouldn't get any arguments from a prospective tenant.Doesn't matter who calls first, who sees the unit first, who applies first. 

I see the price in the market place set at $62,000.

Go to Facebook marketplace and look for all your furniture.

All my parks send me some kind of certified funds (money order, certified check, etc.) to my P.O.

We enjoyed the process, kept our first as a rental and are at a place where we can begin investing and are interested in either a flip to sell or flip to own.It seems like everything in the marketplace is for cash sales and while we have about $30K at our disposal, it seems that this would cover the rehab budget in the deals we have been interested in.

It can be done I have done it.I have also done a ton of pre foreclosures day before it went to sale recording my deed myself the day before.. and sending a courier with certified funds to the trustee by 5pm the day before ..

Another honorable mention is the Facebook marketplace. 

If you tell her she can have a daycare there and zoning says she can't she will not be certified.
