I think the rest of the comments celebrate the successes here, I just want to add yet another note of appreciation and congratulations!

They celebrated his sons birthday, and Christmas at our house (without the hotel staff bugging them, nor the awesome bleach-y hotel smell). 

2 ways: 1) I start real estate conversations whenever I can and I learn about people, I get to know them, and I celebrate the wins in their life.
