We still need to go back and do touch up stain on the floors where the movers gouged deep scrapes in the floors, and some carpet cleaning in the common areas that I promised to do for them. 

Have a ARV $100k house that needs carpet in the bedrooms.

This will give me 2 months to upgrade the unit in which I reside (paint, new carpet or floors, new kitchen cabinet, and furnish), then enter the newly vacant unit, and host the upgraded unit. 

Most investors, who have been around the block, will joke about the 5k house that only needs paint and carpet.

The cat peed all over the unit carpet, vents etc. 

It's worth around 309,900 but due to some bad luck (Carpet delivery had bad carpet so we had to wait again) we missed the window for back to school to list the house and it's been sitting on the market for a couple weeks with a ton of showings but no offers (Williamson County is one of the top public school districts in the country). 

The tenant is holding some of the panels together with zip ties...nice.It needs interior paint and carpet and a minor engineered wood floor fix.My question is….I don’t want to miss the market by waiting until 10-2019, selling when the tenant is out.

Today, we went to the property and saw a large wet spot on the first floor carpet, about 10-15 inch diameter.

I still refinish wood flora if a rental has them, but if I am replacing carpet or another covering, I go with LVP.  

For instance if they wanted to build out and let their floor and carpet guy do the rest, they can do that.
