This is a simple crm and very robust with other integrations.

Buy the rock solid rental and get your appreciation, cash flow, depreciation, principal pay down, equity capture on a discounted by and forced appreciation gain for a well targeted rehab.  

The rules in Mexico when it comes to cartels are pretty simple: 1) you don't go in the (well-known) areas that they kind of control and 2) you don't deal with them or with things like drugs in which they are heavily involved.

Is it as simple as filing a deed of trust or do you have to show loan docs and money transferring?

Another possibility that is pretty simple is a microwave hood.

This means having separate bank account, not commingling funds, have an Operating Agreement, have simple occasional "minutes" reflecting actions of the entity, etc. etc. 

There's a lot of value (even if a higher interest rate) to us finding a simple deal like this...We have great credit and solid income - I would think, for the right rate, there would be lenders out there jumping at the chance for these guaranteed returns - we'd even consider putting up the equity of the Texas home (and obviously the land itself) to secure some portion/all of the loan?

@Jay LevyTo make things really easy and simple I just use Zillow and have potential renters submit an application thru there.

If so should be a fairly simple process at 75 LTV if your credit score is solid.
