I have been using yellow letters to market to absentee owners and I want to expand my direct mail marketing campaign to owners who have been missing payments and have received a Notice of Default as I believe there is more motivation to sell.I have been using traditional yellow letter message, "Hi I am Robert and I want to buy your house quickly for cash".

ABM Always Be MarketingI've been targeting accidental landlords on Craigslist to see if their interested in selling.This week I've started sending yellow letters (if you enter yellow letters or direct mail in the search bar for several articles and discussions) to expired listings.Next up is a direct marketing campaign to absentee owners.When I run errands I take different routes through my farm area looking for For Rents and FSBOs.I also have a website to direct leads to.

My goals for this year include greatly increasing my marketing campaign for rehabs, rehabbing 5 or more houses, rehabbing at least 1 high-end home, buying my first multi-family property as a rental, and expanding my network of associates that I do business with.I've put a lot of effort into finding a larger, high-end rehab and in 2 weeks I will be closing on my first large scale rehab.

Thus you'd need to find opportunities where promoters are willing to take the heightened risks and costs associated with raising money from accredited investors.Many test-the-waters campaigns are really designed to solicit interest from the broadest possible audience and weed out the non-accredited investors in favor of a 506(c) raise because of the way the gov-mint is designing the rules.

I'm seriously considering trying a direct mail campaign in the near future and wasn't entirely sure which category to put this under, but since the wholesalers on here seem to talk a lot about mailers, I figured I'd ask it here, although my aim isn't just to potentially wholesale, it would also be looking for possible flips and buy and holds as well.As some of you may know from my previous posts, I'm fairly well experienced in flipping houses and so far I've bought most of my projects either through our local sheriff's auction or through the MLS (REO's).
