I do only rental rehabs taking a 1975+ split level 3/2 and just causemetic;  paint, fixtures, flooring, new HVAC, rarely a roof, never windows,  paint the kitchen cabinets with new hardware, clean up baths, just clean up landscaping, fix things beyond replacing all ceiling and plumbing fixtures (except shower valves) and this has grown to $25k is now tight

We upgraded the bathroom and kitchen floors, put up newer cabinets in the kitchen, and replaced the washer and dryer with newer (used) ones.What was the outcome?

It's going to cost about $10K appliances, cabinets, paint, windows, HVAC.

We painted the cabinets instead of replacing them.

- General COVID/semi conductor delays: are the appliances/cabinets/etc in stock and ready to install?  

There are not many 4BR units to use as comps and ours will be fully remodeled (new LVP flooring, stainless appliances, shaker cabinets, granite).

My parents house has bubbling paint on the ceiling just caused by shower steam, nothing they did to cause it beyond normal use.Latex paint is more likely to bubble due to moisture and you should not use latex paint on doors or cabinets.

The appraiser said roof, water heaters and all appliances look to have a 10 year life left.Re: kitchen upgrades - the opportunity is to replace the flooring and cabinets. 

new HVAC, electric panel, recessed lights, added bathroom, tiled bathrooms, opened up kitchen, new cabinets and appliances, granite counter tops, refinished floors.

I installed granite counter tops in the kitchen, installed a new backsplash, painted the cabinets, added a butcher block counter top in the pantry closet, painted the interior, retiled the bathroom floor and surround for the tub and added a new vanity.
