I don't have any statistics to back this up, so chalk this up as anecdotal evidence only. 

If you do figure out an arbitrage strategy, you will make some temporary profits but eventually the computers will detect your wins and start front-running your trades.It helps to have an advanced degree in Math/Physics/Statistics, access to sophisticated simulation software to back-test your trading strategies, and the intestinal fortitude of a Navy Seal :)

I specifically state in my lease in bold that "if the lease is broken for any reason (this includes leaving early) then the security deposit will not be returned."

@Joe Villeneuve I get that but, I still think you need to know how the market is doing but looking at statistics, historically via charts as well as knowing your "numbers" 

I say that's a myth and a statistical outlier.  

It is a fraction of a percentage and that is a macro statistic while your handful of flips is micro. 

Me personally I am looking at house values, income relative to city, %renters, population shift, COL index and education statistics.
