The very back of the deck extends ever so slightly over the property line of the rear lot.  

May also be able to use some deck wash which usually high in bleach content to help kill smells.

Other capital improvements include a roof deck, new windows, new roof and upgraded common areas.

In the attic, all of the loose fibers will be sucked into the air handler, restrict the fan blades, etc etc....

Some surprises were the cost of replacing the deck in the rear, replacing more windows than expected and having to replace the entire back wall of the house due to a leak.

The middle photo shows a load bearing support with the plywood roof decking resting on top of it, providing no actually support.

When I say I got one of his people, I mean I was in a living room that constantly had kids and pets running through it, while the guy literally read slides in a slide deck. 

I will be working with 1 less bathroom but have to replace the Heating unit and and air conditioner as well as a broken window.. also the kitchen is about half the size so I'm hoping I can stay within budget by doing some work myself (demo, painting, deck restoration) it's about 900 sqft.. similar units seem to be flying off the shelf according to the local MLS so I'm confident.. it's definitely inspiring seeing your amazing work.. just curious I know it's a different market but how much were you able to sell that for?
