I have 4 rental houses right now and I'm here to learn more because my results thus far have been a real mixed-bag. 

“REHAB”Even if you find beautiful hardwood floors under nasty carpet, keep in mind your focus is ‘tenant proofing.’

I stopped by the house and found that the tenant had subleased the house without approaval (prohibited in my lease) and has mostly moved out (just a few bags of clothes and random items).

Then he'd call and tell me to pick up a few bags of mulch, 8 or 10 shrubs to plant and bring my weekwhacker, chainsaw and big ladder.

San Clemente is a beautiful area, as are all those coastal areas.

We want to be unique enough that  visitors will pick our property on how beautiful or cool it is rather than it's the least expensive.

The beauty of leveraging a buy and hold investment is that your tenants end up buying you 75-80% of a property.

However, I would say nearly 50% of the deals I've ever worked were somehow connected to probate scenario.The beauty of probate is that the houses often have other problems - and you know most of the sellers are motivated sellers - they didn't choose the house.
