I've worked multiple internship jobs over my college career and feel very confident I could land well paying 9-5 as soon as I graduate. 

Land constraints make appreciation very strong.  

The tax advantages of buying/holding gas stations are pretty great.Many of the components of gas stations including pumps, tanks, external parking areas, and other equipment are classified as either 5 or 15 year property so you can bonus depreciate a lot of it (minus the land value) and get significant deductions in year 1.With the current bonus depreciation rate at 60%, a $1 million gas station acquisition could still lead to $100K+ in year 1 deductions depending on the specifics of your deal.

My initial concern was that my land business needed something drastically different than what Left Main was actually built for, and my purchase was a bit of an impulse buy after a slick presentation by their sales team and owner. 

After months of headaches I was able to sell the land and Lost 95% of my investment.  

Ive started getting some momentum making contact and landing deals from our skip data , but one thing that needs to improve is my Buyers List looking to build buyers list in Houston, Tx any investors looking to network in the area or anywhere ! 

In terms of finding raw land, and zoning to develop successfully and turn a profit.

Additionally, using a land trust with an LLC could offer protection without the complexity of multiple LLCs.

We just saw few target properties go from active to contingent/pending status on MLS, it's hard to land on good cash-flow/turn-key property with low inventory nowadays.
