As a Life Member I will say beyond a doubt that I can attribute a lot of success in commercial real estate to those courses.  

My maintenance is all over the place and does not seem to have much indicators of which units will be high (it is sometimes attributable to the tenant but not always) but fortunately average to a fairly low amount. 

Not to mention its the only "product" available for consumption which has never been attributed to a single death.

I see this as a great opportunity for your friend to help build his own management resume which may be attributed to him not wanting a monthly commission.  

Do you attribute cap-ex towards monthly expenses and deduct from cashflow.

What I figured out is that when somebody went to AirBNB and hit search for 'South Lake Tahoe', my property literally wouldn't show up unless you zoomed in on it and/or specifically put criteria that matched up to it.I reached out to Evolve and they reached out to their partners at AirBNB who did a little voodoo on my property attributes and I now show up on page 2 of South Lake Tahoe search results!

The small success I have had so far is nothing to the potential that I know I can achieve in this tight knit community and I attribute all of it to BP and the amazing members I have met so far.
