@John Casmon raises some very good points about the refinance. 80% LTV is attainable as a loan amount - but in your spreadsheet, you need to look at loan PROCEEDS, not loan amount.

When you walk in, the bar is on the left and they have ample high top seating that is perfect for networking, not to mention happy hour specials fro 4-6pm.To take over seating for what is sure to be a stellar turn-out, earlier is probably better.

Which I know is loan to value, from what I understand the lower the better to avoid pmi and highest interest rates. however just starting out I would believe my Ltv would be no less than 75% because I want to attain multi family units less than 5, so I would need 25 % down, using a bank loan.
