That impasse was, briefly, bridged when the landlord verbally informed me of the issuance of "3 days notice" upon the next instance.That is the nodal issue - her continual violation of our mutually agreed terms.She hasn't since met this term (all subsequent communication taking place via traceable means).It seems the strategy of a multiple vacancy might be less effective since she recently granted me an amended period of notice of 3 days from the original lease of 30.

Surprised --want to make lot of offers --but does not want to spend $200 for annual membership -- not bad price --even if you make 10 offers in one year --it is worth it For me --Like microsoft word--have typed in manually --several contracts and amendements --and I can modify for each offer-- and send via email --except signature --yes - there are some programs available with purchase of membership --cost $2500 -- to make multiple offers and anlysis of property If decide to get into this as business --need to have some budget and spend some money

If its a normal seller, then you can double close it to your buyer or you will need to amend the contract as Justin and Craig referenced so you can assign it.You probably used Texas' promulgated "TREC" contract, and it does not have assignment language in it, so you will need to either amend the buyers name to your buyer or add "and/or assigns" to your name IF you want to assign it.If its an REO, assigning the property is not an option, and you will need to double close the property.

I sold a house in first week of June and the buyer still have not gotten the money although they filed immediately after closing with an amended 2008 tax return.

And if you don't have the 1031 wording as part of your contract, amend the contract immediately, or possibly do an addendum.
