The best way is to go see listings and talk to LLs and property managers.Over time, you come to understand that the local operators, people with significant experience in the property class within the local market, are usually running about 15-20% cooler on rent than third-party property management or amateur hour, which is almost always trying to jump that rent as much as possible as frequently as possible, looking at the money lost by not raising rent and keeping it as close as possible to what they perceive to be market value.In the kind of low-level C-class SFR I'm talking about, which I have referred to in the past as C/D borderline, pushing to get to market value is a trap.

@JC WuIn terms of Bay Area has no cash flow, that is simply wrong.The correct term is amateurs can not find cash flowing properties in Bay Area.Bought a SFR in Hayward early this year, for 425k, 50k Reno.
