I don't know anything about Spring, TX, but I do know that you need to identify your buying criteria and make sure it is one that aligns with your goals as an investor.

From what I am reading/learning, I believe my goals best align with a buy-and-hold strategy for continuing cash flow (BRRRR?).

But pls note, they usually look for more bedrooms so that can make some profit and you may need to do some house modifications to align with their interests as well as to make it ALF compliant. 

I added the 1st floor bump-out so the rear of the house would align with the 2nd floor bump-out, to make a laundry room.

And then, align your daily decisions with them.

Real estate investing really does work if you know your numbers and find a property that aligns with your goals!

However, the downside is that you don’t have the incentives aligned with your representative in the transaction and may not help you get the best price.I’d like to explore this option at some point, but as a newer investor I don’t have the expertise just yet.
