I think it is admirable that you are working so hard and trying very hard to get the tools to allow you to keep helping your family as best you can. 

Wholesaling and flipping doesn't give you that permanent income stream.I admire how strongly you feel about what you're doing and wish you much success.

You cannot do that at such scale with a 2 unit or 4 plex.I play in the small multi unit space myself, however even myself realizing the benefits of going bigger i aim to scale that way, i admire all of the advantages larger apartments.

Tulsa is weird in that it has great pockets of neighborhoods in low income areas (see between Charles Page and Edison) and really really bad neighborhoods/apartments in otherwise great areas (see 61st and Peoria).The dividing North / South line (Admiral Blvd running parallel to 244) fits the typical "across the tracks" phenomena. 

I told him I admire how he was able to succeed in apartment & commercial real estate investing.I drove a beater (& very old) Toyota Corrolla and I told Nate I really liked his Range Rover.
