Set a goal and then connect the dots by taking action each day to reach them.

Setting that aside, I don't believe its realistic to buy a home and turn around and flip it without making any improvements.

My advise is to just set realistic expectations (I can help with that!)

It might take some adjustments, but you’re not far off from making this work! 

I'm actually interviewing PMs and CO Hosts this week, and Handyman for installation of all the furnishings set to show up at the property in January. 

We have found that setting our expectations about what we want is helpful (financial performance, level of renovation we can handle, forced equity opportunities, number of bedrooms, etc) and then waiting for a deal to materialize. 

We currently have a contract assignment with the title company, and it's set to close soon. expecting the ROI soon, keep it up!

We have a duplex with an extra flagpole lot that we are hoping to set up with an ADU for short term rentals.

It's advertised now at $1500, maybe another adjustment needs to be made. 

(no waiting period to simply refi what is owed) DSCR programs are not purchased by Fannie/Freddie so they can set their own rules and some have a waiting period as short as 3 months.
