It's not great either but they are stating if given this deal once I have 5 properties; they will allow me to convert my 5 properties (I have an LLC but the properties are all in my name not in the LLC yet) over to a commercial loan (5 properties min) and give me a line of credit to continue buying additional properties.

I wasn't sure if I needed to add in anything additional from a legalese perspective.

Additionally, you may be asked to show some availability of liquid cash/assets to weather a storm in case something unplanned happens. 

These are professionals with additional training and a stricter code of ethics.

They probably got the Golden Visa where you only have to spend 500k on real estate to qualify and you get citizenship in addition you only have to spend 2 weeks a year in country. 

However, if one property is overseas, there might be additional considerations to factor in.

Watch out for fine print that requires an additional fee at closing - this is a huge red flag and how most flat fee companies make money.
