Some owners have even be accused of discrimination and that cause them a lot of problems because they charged one tenant or race fees and not another..

I listened to podcast #265 and now I am thinking that I need to have a rental policy in place so that if someone accuses me of discrimination or unfair treatment, I can say that I have strict guidelines of who can rent.

Don't necessarily accuse them of pushing you into it (at least not at first), but definitely let them know that this is not what you want.

And I've been quite successful - all with great tenants who have lasted.I'll gladly tell you all about my screening process, but would rather not have it up for all to see - as some will accuse me of discriminating (read "good screening").

A lawyer or two have in their own "sneaky" ways have more or less hinted that some how Month to Month rental agreements are not legal and accused me of not paying Bed taxes, but my rental properties are not in the most favored sections on town and get renters with histories that are not very desirable.
