Looking to invest in a duplex in the Vegas area.

I gave them two addresses and they never got back with me.Some clown came to Los Angeles from Las Vegas and said he could get anyone houses in Las Vegas for wholesale prices and he had a huge list of them, but this a-ho... said if he showed anyone the houses on his list those people had to make a decision to purchase his houses within minutes because they would not last any longer.

I'm a fellow Vacavillian but currently in Las Vegas.

The Vegas valley population has gone from 1.3mil to 2.2mil in 20 years.

I decided that I wanted to switch gears from passively investing in RE to becoming a mortgage lender her in Las Vegas, NV.

A closer example in Las Vegas looks like this. $300k purchase, $1800 rent $2400 property tax $700 insurance Means $240k loan or $1145 payment and  $793 interest$21,600 rent minus 20% expenses = $17280 income$17,280 minus $9516 interest, $2400 property taxes, $700 insurance = $4664 minus $10,909 depreciation - a loss of $6245.

In NV they are formed because if you want to build out a neighborhood Las Vegas says go for it.

With the new hospital, casino, expansion of grantline road, good schools and various other infrastructure building it's ripe for appreciation.

If they are based in Las Vegas good chance they are fruads.. in NV you need a full blown license.. so there are not a lot of HML based there.. lots of scammers though  :)
