Help me get into a new house!

I have 4 rental properties and 1 owner occupied SFR but renting out the rooms. I have recently lost my jobs and my wife is currently on medical maternity leave. My current strategy is buy new homes and rent out the rooms to pay for the mortgage. How can I get into a $400,000 house? I have VA benefits coming in but not enough to satisfy the debt to income ratio. Any suggestions would be greatly appreciated.

Do you have any equity in your primary? If you have 20% down you could look at a DSCR loan. There is no income, employment, or DTI needed. Must be non-owner occupied in most states, but some lenders will do owner occupied... Florida, for example.
