Trying to balance proper due diligence against my desire to just acquire a bunch of mediocre units!  

Most institutional DSCR lenders prefer one lease per property/unit, however, I've seen programs allowing rent by room strategies.

My wife and I on the search for our 5th property and looking to go for a 6-12 unit multi-family.

It is a Duplex which is currently occupied (both units).

The pro development and affordable housing advocates use the term NIMBY, but I suspect it is the rare person that buys in a single family zoned area that would be thrilled to have 17 units (qp16 additional units added) in the lot next to them.My initial protege was the land source on this effort.  

I really would want to stay away from any office properties in depressed or even semi-depressed neighborhoods, especially large ones (like a 13 unit complex).

I am now seeing how the REI Nation process works from start to finish and as someone who also owns my own rental portfolio here in Memphis in what I consider solid neighborhoods but also used leverage to purchase, sometimes your cashflow gets evaporated due to CAPEX and there isn't always rhyme or reason to it.

I don’t necessarily see 10-20 unit properties listed here but a lot of inventory for 2-6 units if you are open to smaller numbers.

I’m no longer house hacking, and all three units are rented out, generating a total of $8,200/month in rental income.
