What you really want is to make sure that they are properly sloping to allow the water to run towards the downspouts and not puddle.You could also add something about making sure there are no leaks in gutters, birds nests and to trim any hedges/foliage to be at least 1-2 feet away from the house and foundation so you don't get roots growing near the foundation.

Not a huge profit margin but I'm okay with it because we will be living in it for a few years.If we didn't do all the exterior work (kept the flat roof just replace it) and the mini splits and trimmed away all the bells and whistles we could get it down to about 2100 per month and still rent it for 1400.

You're going to end up removing all of the wallboard (and trim) and then bringing the entire house up to code and then recladding and retrimming the house.

Trim dead branches that overhang your house for obvious roof issues but also this can provide another way for termites to get in if they are in the dead branch.
