Before I get the lecture about buying and selling without title insurance, this is a small land only deal so margins are slim, and the risk is low.thanks in advance

If I rent again, the odds of 3 people moving into a 6 bedroom house are very slim.

I have been looking at the MLS and craigslist just to see what's out there and can see that it's going to be tough to find something, it's pretty slim pickings around here and so expensive! 

Keep in mind this was Oregon law every state is different so want to put that out there.but those slim balls that are wholesaler assigners who record contracts to basically black mailer sellers those are dirt bags in my mind.

But the fixer upper deals with margins go in days and you've got to be willing to slim those margins down to the point of a live-in flip analysis on most of them as opposed to fatter profits that were available even a year ago.

We've had success with multi families in Kansas City where you can find units in some of the better neighborhoods, but once again, inventory is getting slim there also.

For property prices that I’m looking at, this would be an additional $6000 to either have at closing or lump into the loan—in my area where deals are very hard to come by and margins are slim this could make or break a deal.

It seems like my chances are slim in West Oakland given my budget and cash flow goals, but I have even lost out on bids in Fruitvale and East Oakland.
