Also, if you are buying off MLS you may as well use your own agent - the seller pays for it but at least you have someone in your corner to properly create the contract and point out things to look for.

As the purchase contract will list a 'sale price' (not walk away money), how do you deal with not knowing for certain how much may a seller may owe (liens, back taxes, etc.) that they may not tell you about? 

So start thinking and writing and come up with an investment road map towards a well defined goal (and share it with your girlfriend -- may as well see if you two are on the same page now).
