All Cash I made in a successful business I ran.

I ran across a forum or podcast that suggested listen to at least 100 Podcast and read at least 15 books.

I ran my own trade vendor sub business for a few years.

so I ran some numbers on it and this is what I came up with. 2 Units/2480 sqft Purchase Price:$99,000Asking Price:$80,000ARV:$150,000(if everything is new) Closing Cost:~$1600Gross Rent:$1600/M Vacancy:5%Operating Expenses:$663/M Cash Flow:$470 ($235 per unit) Cap Rate: 12.9%Cash in cash:58.8%If any addition info is needed or if I’m missing anything please let me know but so far this is what I got...Deal or No deal?? 

I'm used to them bombarding me with requests for papers, but so far it's been quiet...too quiet...I ran the numbers before I made the deals and I know they are good, I just expected a lot more back and forth.

The area im investing in has a very large mix of cultures.

We have sporting and cultural events that attract people year-round, while our high season (January through March/April) attracts our highest rental rates.
