The hard part is finding that desperate seller that needs friendly persuasion who's willing to sell at a deep discount for fast cash.

If you think the market will get better in a year or two, then find a desperate seller and negotiate a deal that you can profit on today.(3) Not sure if this is allowed in your state (I am in California). 

We recently had some buyer's official checks from WaMu that they elected to hold for 5 days, seems sorta desperate to me.

Japanese-American's were not slaves that labored on the construction of The White House.They where busy building the RR's different time I know (just that the US has always taken advantage of desperate people) We (American Corperations) are doing it now in third world countries outsourcing American jobs to sweatshops paying pennies an hour.

I think when you are working and desperate to make a sale, non-deals quickly become deals if you want to eat. 

There are so many areas in this business that desperately NEED it.

P.S I tried googling this, but it seems most of the content around wholesaling is focused on marketing/driving for dollars, etc but not how to close the deal.ThanksGee, And they say too many wholesalers are inexperienced, lack knowledge, and present a danger to unsophisticated and desperate homeowners.
