I will add that to your question of 10% or 20%, you need to ask yourself whether you need the cashflow or not. 10% down would leave some money with which to buy more properties.

Although I have a high income my assets are not immense and the insurance is protection against future earnings/STR  I will probably buy a primary home in next 5 years but happy for now where I am.

Investing in real estate is a great way to generate passive income and wealth if you are in a position to do so.

I use this and share with my team (i.e) drone photographers, VAs, reatlors, partners, etc.Zoho Forms, I use this to collect info from leads, buyers, etc.Zoho Desk, this is a ticketing where all inquires go to and since it integrates with Zoho Forms, it creates a ticket within Zoho Desk + New Lead within Zoho.Zoho Cliq, similar to slack, I communicate with my team with this software.

In my limited experience with a similar service, they will send you leads and even make offers but you still need to do your due diligence and make sure it's a profitable deal for you.

Take any of these 3 programs buy a multi-family of 4 units with 1 owner occupied. 

You might want to talk to a banker and real estate agent before deciding.
