Tell the tenant that you will be coming by with the HVAC person at set time and day (giving them more than 24 hours' notice) to look at the HVAC and figure out what the problem is.

If you knew 100% that paying $40k would get you to a 7-figure business in 2 years then it's a no brainer.

I work a commission based job and am on pace to make just over 6 figures for the first time this year.

They clearly don't know the law and need to spend 45 days figuring out how to handle a security deposit.

@Jonathan BockWhile paying taxes is not fun and trying to defer them is part of the game - my wife always jokes that the more you pay the more you make and if someone is paying six figures in taxes - well they are making a very decent living.

I also was trying to figure out an estimate from what the build cost to how much it could potentially be worth once built and completed.

Make sure to get a pretty tight tech stack figured out, especially to track your income and spending. 

@Frankie PaternoRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

She can file for free likely but not sure she is smart enough to figure that out.
