The work force is driven by "Blue Collar" jobs with FedEx, IP, Logistical companies, etc and those people are usually tenants. 

I would compare it to skydiving....if you've never done it before, there will be people telling you how stupid it is and that they themselves would never do that, it will be scary because you don't actually know how you will feel the second you jump out of the plane.

I still haven't seen this property in-person even 1 month later after the 4plex has closed because I'm cautious about getting on a 9-10 hr plane flight during these pandemic times.

They will FedEx you the closing package and you can then sign it in front of a notary, you don't need an attorney here in CA. 

I now know to check the flood plane when looking in this area.
