If they simply wanted 20% hard to be deposited to a legit TITLE company then I’d still think it might be a scam, but the independent escrow company means it’s, WITHOUT A DOUBT a scam.You’re basically sending $ to s “Nigerian prince” to “help his family get his billion dollars” or whatever.
