Hopefully the information warning will be enough to get them to shape up before I have to move into more legal waters.

By the way this lender advertises "no seasoning", I sent it to a second wholesale lender with the same results.I'm not posting this to deter you from the BRRR strategy, quite the opposite, BRRR is my second or third favorite investment strategy (live in flips and house hacking hold the top spots) but rather a warning to talk to your lender about your ultimate goal and verify your exit strategies before it's too late. 

The cash flow is definitely nice in areas like this, but I'd warn against trying to build a completely high cash flow portfolio like this because of the other risks.

But we make enough off one deal that a lawsuit shouldn’t hurt too much.If you are going to do RVMs and/or SMS marketing... be warned and prepared for the potential consequences.

I even warn my clients about this tactic and that we will need to be aggressive to get a response out of certain Agents.

I will warn you that MF is a little tough in this market - lots of competition for little inventory.

The one thing that I'd warn against about my experience with Philly is that the market can be extremely block to block.

One duplex was built in 1890 listed for $89,900.00 but there were warning signs that there was knob and tube and upon asking it was confirmed. 

I'm considering converting it into an ADU for additional rent.Does any one have any advise on 1) is this supported by the area if you're familiar with the market, 2) any special warnings or things to check before I place an offer.
