My lease agreement clearly states that any alteration in any form to property must first be requested in writing FIRST and I must approve back in writing before any work is done.....Otherwise......you get the picture.

The tenant essentially pulls their own report and shares it electronically  (I would not recommend allowing the tenant to bring their own report as it could have been easily altered).

Without holding a mortgage note OR a title deed, you have no legal status regarding the hard asset aka the property and a wholesaling contract is no different than an Offer to Purchase Contract - - they both bind two parties to perform specific acts but does not alter the status of either toward the property itself.

Hey Patrick - this is purely opinion but I would wager that the HB2 will be at a minimum altered due to pressure not only from the public but other states & federal government and business executives.

It is possible for a building to be in contravention of the zoning under the current municipal plan, but to have been in compliance under zoning at the time of construction/modification to its present configuration {allowing it to persist unless the building is altered again in some significant manner} - this is the rational behind requesting the Vendor obtain a zoning confirmation letter.
