I am a 21-year-old individual filled with excitement as I embark on my investing journey, alongside my partner, within the Navada real estate market.

Great feedback, I think looking at the macro trends in their history along side the micro is a good call. 

As it stands, I'm a month out from getting my real-estate license and (potentially) working under a brokerage firm to get a feel for my local market alongside market psychology within real-estate (i.e. be directly involved in the sales and try to develop an intuition for what homebuyers or renters in particular look for).

I also wouldn't get all the benefits of being an agent by using my license just for my own purposes, such as being in the mix with other agents who are doing lots of deals, getting off-market leads, becoming an expert at negotiating and understanding the contracts and sales process, learning from working alongside other agents, networking, etc.

We are getting a pretty firm grasp on our mission and vision for the company - and a big part of that is our love for the city here, a desire to impact our children and future generations, and let other Cincinnati residents come along side and participate in that vision. 

In all other situations, like the one you are mentioning, I believe alongside many others that it's a huge mistake to make a decision based on taxation.I'm taking an example that isn't real estate because it illustrates this point in such an obvious manner.

Of course, if I was adding units I would have had to replace that anyway, alongside the water line, but was hoping to run the property at break even / small profit per month for the next 3-4 years while I put some funds away towards those large replacements.
