If some one did enter while they were not home I would try and have 2 people present so there was a witness as to what work was done.Usually if you treat your tenants with respect they will act like wise towards you.

They live out of state and I plan on sending the documents to a Notary and having them sign the documents with the Notary witnessing the signature.When I search online I see examples of purchase agreements and deeds.
