no sweat I close all over the place.. only issues I ever have are if I am in Maui or something and its a state that requires a witness on the deed.... that can be challening

The first one that meets your written list of requirements should be offered the place.If you pass over someone who meets your requirements, you run the risk of being accused of discrimination.

If some one did enter while they were not home I would try and have 2 people present so there was a witness as to what work was done.Usually if you treat your tenants with respect they will act like wise towards you.

You can't just share deals because people will accuse you of spamming.

For example, her primary reason for wanting to move at this time (in addition to needing more room) is a tense situation with her downstairs neighbor over noise (my prospective tenant being the accused noise-maker).

The list goes on and on - I was accused of being a crook, lectured, etc. etc. etc. 

I also need to get back in there wit a tape measure and more time to make some real estimates.
