@Sean Fisher section 8 can be a great resource but you need to understand the programI would start by going onto the Section 8 website (HUD) they have an overview of the program for users and landlords.

Now days, if you're looking in the 300k range, unless you're a disabled Vet, that freakin crushing 3+ points in VA Funding Fee for a "multi - user" borrower, which gets stacked/ financed on top of the loan, that you also pay interest on too, is not always the best way to go.I just started following the Military Investors on BP as prior I haven't ventured out of the Florida Real Estate Q&A forum on BP.

(nothing against a nooner, but don't want to deal with cleaning that up)Presumably this is something one would want to do in conjunction with nightly rentals, as the nightly rentals obviously command a much higher rate, but trying to coordinate cleanings and check-ins/outs on that scale is way too much hassle IMO.

My vote is to either save up for a nicer property that will command a better rate and higher occupancy, or keep doing what you're doing and vacation at the beach. :)
