Some would say this is bad (they cannot take away your rental property if you are suddenly unable to make those CC payments) and some would say this is a great plan (significant reduction in interest).Perhaps there is some utility here in doing a blended solution?

And has a nice blend of new homeowners and buyers as well.The blend means you have a pool of investors and homeowners that have pride of ownership which is a nice balance between cash flow and appreciation.If you go too low, you will be in an investor only area and will have no appreciation and a TOUGH exit as everyone wants a deal!

Along with that, I'll most likely snag a lower blended mortgage rate by splitting the loan up. - I can look into the Bank of America No Fee Mortgage, a so-called no cost loan that doesn’t require mortgage insurance, presumably even if the loan exceeds 80% loan-to-value.

One other things I was going to say was these are a couple of calculators I like to use:http://www.dinkytown.com/java/InvestmentProperty.h... from Dinkeytown - you can not save your results so I just print mine to PDF files. https://www.biggerpockets.com/buy_and_hold_results... the one right here at Bigger Pockets They are  both great tools - I wish they could be blended together and it would be perfect !

It hides imperfections the best, plus if you need to touch up areas you can do it with flat it tends to blend into existing paint without having to repaint entire walls or rooms.
