Thank for the help instead of holding them is there a way to market these to a niche buyer that is looking for some rental income, would the numbers work better as a true development and sale deal?

Creating more true affordable housing isn’t really something that you can tell your local planning and zoning.  

This may be true for the Texas markets, but it may not be true for the northeast markets.

It is also true that many investors don't care about cashflow.

SOmetimes the descriptions can be hard to understand or even be misleading3) The true as is value of what you are bidding on. 

The point is that sometimes you have to get a bit creative to see the true potential.

Investors have to dive further into the actual OTAs so they can learn true numbers.

Human psychology is smaller, more often increases are more acceptable than one big increase even though the opposite is true mathematically.
