Im getting ready to pull the trigger, just have some concern about the safety and how hard it will be to find renters, roommates. 

Both properties still have a note on them and I understand that this could trigger a due on sale clause, but I keep receiving conflicting word on whether or not I can do it.

Now, there IS such a thing as "analysis paralysis," or fearing to pull the trigger although you have all the useful information on a property.

However, everything else about this property lines up very well, and I want to pull the trigger or move on asap, since I've already analyzed it forwards and backwards.Here are the details:625k PPcurrent monthly income $5,600, annual income after expenses (utilities, taxes, maintenance, repairs) is 46k, which would cash flow after debt service, but not a ton.However.

I am finally pulling the trigger and currently closing on a deal in Alabama that came through Norada.

its hair on fire... prep a deed  get it signed and notarized have my secretary run it to the recorders.. hire a courier service to hand deliver cashiers check .. talk to customer service and get a date down so we basically knew our title position.. all done in a matter of a few hours.. 

I can feel the grey hairs growing on my head as we speak (or as I type).

I am currently looking at getting my feet wet by starting out with a 4-plex in a neighboring town of mine that has been recently updated but I am in need of advice on whether I should pull the trigger or not.

It might take a few different trusts to separate out different assets etc and separate out control and different triggers.
