April 16 (Bloomberg) -- U.S. foreclosure filings rose to a record in the first quarter as employers cut jobs in the recession and temporary programs to delay action on defaults came to an end, RealtyTrac Inc. said.A total of 803,489 properties received a default or auction notice or were seized, 24 percent more than a year earlier, the Irvine, California-based seller of default data said in a statement today.

@Jay Gill  Rural America has its plus's and minus's.. some markets are just so stagnet that the values are really quite low and you would need to be buying the note accordingly.If you take rural Indiana for instance were I have some experience  Kokomo, Marion, Muncie.generally a home in a lower end part of any of these towns if you take it back and its in average OREO shape those homes are worth under 10k to a wholesaler or flipper. and they can take forever to sell.so need some caution.you can get notes reproforming it seems logical.. although my personal experience dictates that its a temporary fix be it 6 months or 3 years but at some point in time your going to have to take the asset.It all comes down to pricing... and what you should pay for these...

I know a number of lease option buyers, from relatives, friends, buyers and sellers that chose the LO strategy simply because it was a great way for them to control a house (I had a partner that did this buying a multi-million dollar house) and test it out before buying it.The Lease Option doesn't work for everyone, or everywhere, but the same can be said about every strategy.As far as having "...a positive impact on your customers, partners/contractors, and the communities in which you operate..." is concerned, I can't have much more positive an impact than helping someone in temporary financial trouble, buy their next home.Oh, and when you said "...I would not call this great.
