I've been farming thorugh my realtor/MLS in one specific neighborhood, where I'm getting very used to the house style, ARVs, and repair costs.

They might as well live in style, while not paying $2500 a month as to live in squaller why they don't pay $300 a month.It takes the same amount of time to evict them, no matter what the rent is, so they get to live for free the same amount of time, no matter what the rent is.

Complete with the "American Gothic" style "couple" (man and daughter, supposedly) being faced down by the evil banker with a mustache.

Personally, I'd rather have a portfolio of ten $1,000,000 properties than one $10,000,000 property, but that's just personal investing style.

That, or do you have any suggestions on how I can continue to live the style I am used to while still capitalizing on the great real estate prices out there now?

On the properties that I found for rehabing prior to finding out that it would not work for me, I put together almost book report style proposals for potential investors featuring repair costs, photos, my own blueprints etc.I want to thank all the experienced investors on the site for the valuable information they are willing to share.

What are today’s styles?

I went and looked at them and they seem great - decent houses in nice neighborhoods, easily as big and in same style as others near it, need rehab but not so much that they're real wrecks.
