If they say they want to get $1.3M and you think it tops out at $1.2M you can take a stab at the listing but no chance you can wholesale it.Also since you said you have no idea what the rehab would be don't stretch on the ARV that a legit investor might pay.

If it isn't too big, you'll have better luck using a good caulk that will stretch a bit rather than packing drywall compound in it.
