Is the appreciation that you've seen over a specific span of time (e.g. past 5 years, 10, 20), and do you expect it to follow the same trends as in the past?

We use Paul Haske in Elgin for our evictions (about 20 a year) that span those counties.  

Also, they will have working knowledge of the durability, sustainability, maintenance, and life span of products.  

But if you only put 3.5% down  with an FHA loan or went conventional with 20%, and the total value of the house appreciated 30% over the same time span, you're doing pretty well.

There have been 6 month spans where I don't hear anything at all and will only go over once a month just to check on the place. 

Therefore, the property was never investment real estate, but was "inventory" available for sale, and is not covered by the provisions of Section 1031.Section 1031 is not a card you pull out and use, it is part of your overall wealth strategy, specifically deferring taxes on your capital gains, and it spans at least a two-year period, one year before you sell the Relinquished Property and one year after you acquire the Replacement Property while you are qualifying each as being held for investment.I hope this helps.
