Hi All - I'm originally from the Springs, and while I still have roots there I have been away quite a while.  

Denver says on their site that they will conduct periodic checks of the Airbnb site to root out listings that don't have a license number listed.

Root cause of the issue is a totally unacceptable contract.Illegal comes in three flavors:  Criminal, Misdemeanor and State/Local Regulations. 

I work with a lot of rehabbers and root out good properties for them.  

Best bet is to find the age of the major systems and estimate replacement and build in a bit more for the unforseen like tree roots. $600 for capex out of $2000 gross rent is 30% which is way high.

I'd first get to the root of why they aren't reporting.

I believe the root of my tenant's concern is a result of what happened to him at his last place.
