It was renovated in 2017 and rented in 2022 with no issues.

I have 16 homes in Rio Grande Valley that are RENTED for $1000 plus per month.

Rent growth is a function of supply, demand, and interest rates:- I'd ground any forecast by stating I expect national rents to rise on a pace more or less in line with inflation over any long time period. 2-3% per year.

Especially not when rates are where they are, inventory is still pretty tight, and rent/unemployment is on thin ice.

It's likely they’re using this as an excuse to avoid paying rent, and there’s a good chance they didn’t pay the previous manager either.

If you can rent it for enough to cover the principal, interest, taxes and insurance and still put money in your pocket, plus cash flow on the property you're purchasing, that would be ideal.

As an example, DSCR is based on the DSCR ratio and qualifying Rent to PITI ratio.
