The purchase would likely need to be consummated at the higher price in order to establish the "damages" to which you are referring... and then I would refer you back to the other potential issues I raised with respect to a negligence claim.Responding to a demand letter with "go pound sand" is not the same thing as defending a lawsuit.I just don't see any attorney taking this $12K case to trial and that is what you are suggesting as the end game.

@Daniel BaradRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

There are VERY LOW MARGIN in new construction...it's a volume game, not a one-off game.For reference, we did a framed single family with a front brick veneer in Bucktown in 2020 sold in 2021 for $179/SF....we probably should have been closer to $165/SF but had some lessons learned.
