I do ask callers when they are looking to move, and I won't show the unit unless it's within 2 - 3 weeks.

Every week i send out automatically 250 letters, that means i will cycle trough the list once every 60 days, give or take.This way i am not swamped with twenty callers in one week and no calls for the next fifty days.

The benefit of that is that the calls forwarded to my cell come through with my business name as the caller ID, so I immediately know what the call is regarding.

I will run it continuously and make modifications as I get feedback and also add other lists like forclosure and inherited.I have a google voice set up and I will also have a voicemail that helps screen the callers when I cannot answer the phone.
