The person a briefly talked to about the house says it's up for sale for around 55 grand and the comps in the area are for around $110 so not sure if is the bank trying to sale it before it goes in foreclosure of if its the homeowner's.  

I appreciate them.I guess how do I make sure that if I am paying this person as an independent contractor that I don't get into any issues down the road.

Everything is a "felony" these days. two DUI's in 5 years for example. the second is a felony, now while someone who made the choice to drive drunk(which alot of us have) is a bad idea, would you consider this person a "dangerous felon" not really.

My question was prompted because I was approached by another title company which made me think, "what's the difference if I use person A or B?"

Here in WV I have to do the title search, send each person a certified letter ,then they have 18 months to pay the back taxes plus my investment and interest.

Person A has a podcast and Person B comes on it, then A goes on B's, and then they both go on C's and he comes on their's, etc and they all say the same thing and the value just goes downhill quickly. 

Your cleaner/s is the most important person as you manage ie, for cleans, eyes on the property, etc.

With this insight and knowledge, its a very win/win for every single person, as long as we treat the people in that neighborhood, our tenants, and are assets with utmost respect!
