Criminal record

A credit check has revealed that a prospective tenant has a criminal background of assault on police officer, destruction of police property, and obstruction from five years ago. I am thinking we need to reject her. My wife points out it is five years ago, and she seems different now. We have agreed to put this up here and see what you all think. Thank you for all input.

We use a point system for our screening; tenants must get 100 points to move forward.

So in your situation, in our scoring system, the applicant would lose 10 points for more than two instances of criminal activity and lose 20 points for not disclosing the criminal activity.

5 years ago would not cause them to lose points, but 3 years ago or more recent loses 5 points and 3-4 years ago loses 10 points.

Keep in mind that we cater to low income, so you may put more weight on things. We disqualify for level 2 or level 3 sex offenders and for crimes that we feel would destroy our property or terrorize the neighborhood. I'd be asking about the nature of the destroyed police property to evaluate it, since that could be problematic. Try searching for the case on-line at the courthouse.
