What can I be doing now to pave the road ahead? 

I see real estate as a new challenge and hopefully am able to use it to pave a path towards self-employment and financial freedom.I am a Chicago suburb-native currently living in Ventura, CA by way of Washington State.

Have the streets aren’t even paved and are dirt roads.

I have paved the way with SFRs and STRs, but I am realizing too that the passion is not there.

Dmm is great for brand building where you want to be constant in a persons mind, and the point of brand building is to pave the road for other marketing operations.

That is, in this case, you should start at the end (the bank) and work your way backwards (on how to structure the deal with the seller).Might not be much help, but the advice is to talk to the banks before anyone else so you can pave the way to a smooth refi.
